Housing Funds for Rural Areas

Our Holiday Super Sale is in full force, through December 31, 2008. So it’s a good time to talk about specific programs you might want to consider.
Investors often think primarily in terms of urban areas. If you live in a city, it’s natural you’d think of possibilities there. However, we often forget what a tremendous need there is for housing in smaller towns. There are some excellent opportunities to use government money for housing projects in rural areas of the United States. Eligible recipients run the gamut from low income families to non-profits and city governments, to for-profit investors.
Here are some examples:
Under the Single Family Home Ownership Loan Program, low-income individuals and families can obtain low-interest loans of up to 100% of the money they need to buy, build, improve or repair their permanent residence. In many cases, they will also qualify for grant subsidies.
The Single Family Home Repair Loan and Grant Program allows individuals and families to borrow up to $20,000 to repair an existing home. The interest rate on the pay-back? One percent. That compares nicely with existing bank rates.
The Rental Housing for Families and Elderly Direct Loan Program allows for-profit investors and developers to borrow up to 97% of funds needed to purchase and renovate multifamily rental units, or to construct new units – a great benefit in this tight credit market. There are also often grants available to add to the project.
These are just a few of the thousands of government real estate grant and low-cost loan programs available to for-profit investors. During this recession, when the stock market is not a viable alternative to grow your money, real estate continues to offer exciting opportunities.
