Homebuyers Assistance in Houston
By Jillian Wheeler | November 15, 2007
The City of Houston is taking an active role in helping its citizens buy homes of their own. The City is offering down payment assistance grants of up to $30,000, and continues to develop other groundbreaking programs. In March 2007, for example, the ACORN Glen subdivision was dedicated. ACORN Glen is located in northeast Houston, and consists of 89 homes located on 5,000 square foot lots.
Funding for the City’s programs comes from HOME Investment Partnerships, Community Development Block Grants, the American Dream Down Payment Initiative, and Tax Increment Reinvestment Zone monies. The Homebuyer Assistance Program provides direct financial assistance to offset portions of the down payment, closing costs, pre-paids, and principal required for purchase of a home.
As you might imagine, these programs offer great opportunities not just for home buyers, but also for real estate investors and developers. For example, one program makes lots available to home builders at no cost, provided the homes constructed on the lots are sold as affordable housing. These are “infill” lots located within existing neighborhoods.
Investors, developers, and homebuilders have who participate in the City’s programs can receive grants, forgivable loans, or very low cost loans as incentive to be “part of the solution” to offset big city housing costs.
